Main Purpose of Role:
  • To work closely with and support the UK Head on the strategic asset management of Westfield London attend meetings where necessary and help manage the flow of documentation and approvals.
  • This will involve among other responsibilities, maintaining and updating on a regular basis all letting information, CapEx approvals and other information in respect of the Property on CRI’s data record systems, including SAP, Scanview and any other systems commonly used for compliance reasons and to enable the Valuers / Portfolio Management to adjust the valuation assumptions every three months.
  • To prepare Excel spreadsheets and Powerpoint presentations as required to support the day to day asset management of the Property.
  • The Junior Asset Manager will report to the UK Head and will act in line with the UK Head’s instructions.

Westfield London  - In the context of above support the UK Head on:

  • The review and implementation of short, medium and long term of asset management strategies and the Business Plan, taking into account CRI’s investment and fund objectives.
  • The review and implementation of asset specific performance enhancing opportunities, including (inter alia) re-gears, surrenders and re-letting, service charge and reduction of irrecoverable landlord costs, necessary CRI’s owners contribution to marketing and promotion, CRI’s contribution to void premises and any other items which affect CRI’s long term returns.
  • The review and implementation of all appropriate tenant (mix) proposals provided by the WL Manager and effective operating procedures for the swift approval of all agreed lettings, tenant fit-out plans and necessary related works.
  • The monitoring, control and review the WL Manager’s performance in relation to the duties under the asset management agreement for the Property and on all strategic and operational matters including on the approved annual business plan, annual service charge budgets, all irrecoverable issues including debt collection costs and tenant default costs as well as any other irrecoverable costs arising from related lease agreements.
  • The analysis and highlighting of issues arising from monthly and quarterly reports provided by the WL Manager.
  • Any other matters to ensure the smooth operation of the centre and achievement of CRI’s investment and fund objectives.
Successfully completed degree in business administration, ideally with a focus on real estate economics or a further property-specific degree
  • Professional experience in asset management
  • Knowledge of maintenance and repair management as well as in the development of rental concepts and strategies
  • Knowledge of rental contract law as well as relevant real estate markets and valuation methods
  • Safe use of MS Office
  • Fluent English in words and writing, further foreign language advantageous
  • Safe appearance, negotiating skills, team spirit and communication skills

This is the largest shopping centre in Europe. Unibail Rodamco Westfield is appointed jointly by CRI and the JV Partner as the Asset and Property Manager (the WL Manager) for Westfield London.
